Know Your Inventory
Another open house weekend full of very informed lookers. They all come armed with knowledge of the Town, neighborhood and subdivision. Many times it is inaccurate or dated . As agents we have up to the minute access to information and it is our trump card. Play it! Before each open house I run the numbers. Total active listings. Total under contract/pending. Total closed in past 6 months. This will help you answer a question like, " Is the entire Town for sale, there are so many signs?! ". Answer, there are approx 5500 homesites, we average 300 listings active, at the highest 500+ and as of this am we have 238. Below average. "How long will my home stay on the market?" is another one. We all know the big factor is price but if we know the numbers we can share concrete data. 28 homes homes under contract and 119 closed in last 6 months means we have approximately 1 year of inventory today. Know it, live it and believe in the data so you will impress even the nosiest of neighbors.
